Versatile Family Duplex At Little Beach
The Location - Located in the popular area of Little beach. This duplex is situated only 500m to the idyllic and picturesque Little Beach and Shoal Bay beach, great for swimming, kayak and stand up paddle board hire, and beautiful sandy beaches. There is a fantastic restaurant "The Boathouse' at Little Beach, and quaint tearooms with panoramic water views at the Nelson Bay Lighthouse. Little beach offers a shaded grassed area with tables, BBQ's, playground, take away/general store and public amenities. Shoal bay and Nelson Bay are both less than 2km away and offers boutique shopping, restaurants, cafes and a selection of aquatic activities and Dolphin Cruises at the bustling D'Albora Marina.
The Duplex - This air conditioned duplex offers multiple living and entertaining areas allowing you space and privacy of a home away from home. With floor boards and down lights throughout the ground level, the duplex offers an open plan living, dining and kitchen area. There is a lounge with a large smart TV (Netflix is available but guests own login is required), Wi-fi and an air conditioned unit. The Kitchen is fully equipped with a large fridge freezer, dishwasher, microwave, an oven and plenty of bench space. Sliding doors lead out to a fantastic versatile covered outdoor entertainment area, with screens to keep the mosquitoes away, ceiling fan, lounge setting, and a built in BBQ and sink with bench space to enjoy plenty of alfresco dining. In addition there is a small landscaped area with a clothes line. Also located on the ground floor is the master bedroom with a king bed, mirrored built in robes, ceiling fan and an ensuite with a shower.
Continuing upstairs which is carpeted throughout, are the two other bedrooms. One has a queen bed, built in robes and ceiling fan and the other has a set of single bunks and a tri bunk (double on the bottom and single on the top) plus a ceiling fan .This is an ideal room for the younger family members. Also provided for the younger guests upstairs is a great living area with a leather suite, flat screen TV and air conditioning. The main bathroom has a corner bath and separate shower, vanity and toilet. Also featured is an internal laundry with a front loader washing machine and a double lock up garage. There are definitely smoke alarms at this property.

Third year in same property
The unit suited our family group and this is why we have stayed there three years in a row. It is close to both Little Beach and Shoal Bay beach, and we are hoping to get the same unit again next year.

Cancellation Policy
If you cancel your accommodation the following applies -
1. Bookings cancelled at least 90 days prior to “Guest” arrival date is refundable less a cancellation fee of $100.00.
2. Booking cancelled less than 90 days from “Guest” arrival date are non refundable but the following does apply –
i) if any guest has booked direct with Alloggio Holidays, and request a refund for a booking arrival date inside 90 days, we do not refund but can transfer booking dates or if guests are uncertain of dates we will provide them with an Alloggio Holiday gift voucher to the value of their “Rent” component of the booking.
ii) our fees will be retained however when the guest does utilise the gift voucher the value of rent will be towards whatever the cost of their new booking value is. There will be no booking fees charged on gift voucher bookings as we have already retained the fees.
iii) The voucher will be valid for booking stay dates within three years from date of issue and may be used on any of our Holiday Properties depending on availability.
3. If you shorten your stay, the unused portion of your rental is not refundable.
4. Any Bookings made via an OTA, for example, Stayz, , Airbnb or other booking provider will be subject to the OTA Terms and Conditions.If you cancel any booking made through Stayz, , Airbnb or other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.
5. Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
