The Location - This duplex is located only 400 metres to the beautiful pristine waters, sandy beach and shops of Shoal Bay. Enjoy one of the many restaurants, bars or cafes the area has to offer, which are all walking distance from your holiday home. There are plenty of shops including a convenience store, newsagent, chemist and boutique shopping.You can hire bicycles to enjoy one of the many cycle tracks or hire a kayak/stand up paddle board (they are open every day during school holidays, long weekends and Easter)The spectacular Tomaree Mountain is just 1km away which provides a safe walking trail to the top of the summit, offering breathtaking views of Port Stephens. The township of Nelson Bay is just a short 3km trip away where you will find an array of shops, restaurants and activities including our famous dolphin cruises.
The Duplex - This well appointed three bedroom first floor duplex is situated in Shoal Bay. Its naturally flowing layout offers floating floorboards throughout. This beautiful sunlit family holiday home is the ultimate holiday destination. It is a lovely cool house offering North Easterly Breezes.You may enter the duplex either up the external spiral stairs to the balcony or through the garage up internal stairs. The views from the upstairs are sure to blow you away! The living room offers a comfortable corner lounge, smart TV with WiFi plus a bar nook. Large glass doors opens out to a lovely spacious balcony with gas BBQ and outdoor furniture, providing magnificent panoramic water views over Shoal Bay. The dining area has a wooden table with six chairs and also offers amazing water views through glass sliding doors out to the picturesque balcony. The modern well equipped open plan kitchen provides plenty of bench space, dishwasher, microwave, oven and a full fridge.
The duplex provides three bedrooms, the master bedroom has a queen size bed, ceiling fan, built in robes, a modern ensuite offering a shower, vanity and toilet and glass sliding doors out to a balcony as well as automatic block out shutters so you can sleep well. Bedrooms two and three offers another queen bed in one and a double bed in the other, both with ceiling fans and built in robes.The older style main bathroom has a separate bath and shower with a modern vanity. The toilet is separate. There is an internal laundry offering a washer and dryer. Parking is available for this duplex, including a double lock up garage and plenty of driveway space for a boat in front of the double garage. Please note: the driveway is shared with the downstairs duplex, please do not block off access. There are definitely smoke alarms at this property.

Not worth the money!
For nearly $4000 for one week. We should have got a 5 star greeting, instead we arrived at the office at 1:45pm with “ you know you can’t check in until 2 and here are your keys.” When we arrived at the house we weren’t given any instructions about doors or garage doors and spent about half an hour figuring it out. No welcome letter to explain anything. The remote was also faulty.
Security was also not up to scratch. With no way to lock the inside of the garage door to our upstairs lodgings.
It has been nicely renovated for a very old house. It makes a lot of noise at night, so none of usslept well.
The view from the balcony was fantastic!! That’s really what we paid for.

Cancellation Policy
If you cancel your accommodation the following applies -
1. Bookings cancelled at least 90 days prior to “Guest” arrival date is refundable less a cancellation fee of $100.00.
2. Booking cancelled less than 90 days from “Guest” arrival date are non refundable but the following does apply –
i) if any guest has booked direct with Alloggio Holidays, and request a refund for a booking arrival date inside 90 days, we do not refund but can transfer booking dates or if guests are uncertain of dates we will provide them with an Alloggio Holiday gift voucher to the value of their “Rent” component of the booking.
ii) our fees will be retained however when the guest does utilise the gift voucher the value of rent will be towards whatever the cost of their new booking value is. There will be no booking fees charged on gift voucher bookings as we have already retained the fees.
iii) The voucher will be valid for booking stay dates within three years from date of issue and may be used on any of our Holiday Properties depending on availability.
3. If you shorten your stay, the unused portion of your rental is not refundable.
4. Any Bookings made via an OTA, for example, Stayz, , Airbnb or other booking provider will be subject to the OTA Terms and Conditions.If you cancel any booking made through Stayz, , Airbnb or other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.
5. Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
