The Location- This contemporary air conditioned apartment located in Shoal Bay just 100m from the beach and offers open plan living. Situated one street back from popular Shoal Bay Beach and to many cafes, restaurants and boutique shops. Shoal Bay beach is a lovely pristine beach good for swimming and you can hire Kayaks and paddle boards in the high season school holidays and at Easter. There are many cycle tracks leading to either Nelson Bay (3km's away) and to Fingal Bay (4km's away) Bike hire is available in Shoal Bay. There are also a selection of beautiful walking tracks in the Tomaree National Park and to the summit of Tomaree Mountain which offers spectacular views over Port Stephens and the Bay.
The Apartment: Beautifully furnished and styled throughout, this two bedroom air conditioned apartment offers comfort and sophistication. Entering the apartment you are greeted with an open plan living area, with a dining suite, lounge area and well equipped modern kitchen offering a fridge/freezer, microwave, oven and stove top and a dishwasher. With beautiful floorboards throughout and stylish down lights, the apartment offers a large flat screen Smart TV, Wi-Fi, and two large balconies. A North facing balcony with outdoor furnishings and gas BBQ for those preferring to dine al fresco and a large rear balcony off both bedrooms. The bedrooms are both gorgeously spacious and include built in robes. The first bedroom offers a queen size bed, while the second bedroom supports a tri-bunk (a double and single bed) with a trundle underneath.The apartment also features an ensuite and bathroom both offering showers, toilets, and vanity.
Lift Access. Internal Laundry with washing machine & clothesline on balcony. There is off-street parking for one vehicle.
There are definitely smoke alarms at this property.
Linen supplied and bed makes for main bedroom and tri bunk but must order linen if required for trundle bed under tribunk.

Great Apartment, Great Location, Great Value
We found this 2 bedroom, two bathroom accommodation very reasonable and great quality. It is one street back from the beach which is easily accessible directly through the small arcades walkway directly across the road. Also very close to the restaurants and businesses of Shoal Ba
As it is on the 1st level it has two large balconies for you to take advantage of. Great large Samsung HD TV and the kitchen is well appointed with everything you need.
There is spilt system Air conditioning in the living/Kitchen area and in each of the two bedrooms. They work very well however all three of them made a grinding noise at regular intervals (and I am taking every 3 to 5 minutes or so when it was occurring). This was not an issue while you were awake however when you were trying to sleep it was extremely irritating. We logged a service call with the Agent however 3 days later we still had not seen anybody arrive to attend to it.
Loved the key collection set up. It means that it does not matter what time you are likely to arrive as you can still get access. It was even a bit of fun using the new Bluetooth Key technology......Not sure what you will do though if your phone is out of battery or you don't have a smart phone (and I only say that because our friend lost hers overboard on day 2 when we were Dolphin watching. If it were us I am not sure how we could have returned the keys.)
With only one set of keys it makes it difficult in splitting up your party but we managed. Was petrified if we accidentally locked our keys inside after hours as I am not sure how you could get access with the service office closed outside of business hours.
Our friends were staying at the Ramada in a self contained room with a kitchenette and our accommodation far surpassed theirs. Ours was a lot larger, far more modern and a lot cheaper. We spent most nights at our place for the space and the days around their pool as this accommodation does not have a pool for use.
There are some house rules i.e. you need to make up your own beds (however they provide sheets and towels), you also need to remove all sheets and put them in the provided laundry bag, take out all rubbish before your leave and put away all plates, forks and knives, glasses and cups etc. This probably subsidises some of the costs making it far less expensive than other accommodation around the area so this is a trade off we can live with. As not everyone has the same cleanliness standards this could be an issue to the incoming guests so I assume the cleaners would need to keep an eye on this.
I would highly recommend this accommodation and location. It has a couple of quirks but fix the air conditioner and a second set of keys and you have gone a long way to address most issues.
Would happily stay in the same place if we were to return to the area.

If you cancel your accommodation the following applies -
1. Bookings cancelled at least 90 days prior to “Guest” arrival date is refundable less a cancellation fee of $100.00.
2. Booking cancelled less than 90 days from “Guest” arrival date are non refundable but the following does apply –
i) if any guest has booked direct with Alloggio Holidays, and request a refund for a booking arrival date inside 90 days, we do not refund but can transfer booking dates or if guests are uncertain of dates we will provide them with an Alloggio Holiday gift voucher to the value of their “Rent” component of the booking.
ii) our fees will be retained however when the guest does utilise the gift voucher the value of rent will be towards whatever the cost of their new booking value is. There will be no booking fees charged on gift voucher bookings as we have already retained the fees.
iii) The voucher will be valid for booking stay dates within three years from date of issue and may be used on any of our Holiday Properties depending on availability.
3. If you shorten your stay, the unused portion of your rental is not refundable.
4. Any Bookings made via an OTA, for example, Stayz, , Airbnb or other booking provider will be subject to the OTA Terms and Conditions.If you cancel any booking made through Stayz, , Airbnb or other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.
5. Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
